These terms govern accommodation at the U Kašpárků guesthouse, Žďár 14, 294 12 Žďár u Mnichova Hradiště. They apply to every booking, whether made by phone, by email or through the booking form. Anything not covered here is governed by the Czech Civil Code (Act No. 89/2012 Coll.) and the Consumer Protection Act (No. 634/1992 Coll.).
You can book by phone, by email or through the form on the website. A booking becomes binding on us only when we confirm it in writing, by email or text. Until then we are simply holding the dates.
The confirmation states the dates, room type, number of guests, total price, the deposit and when it is due. Please check it carefully – if anything is wrong, tell us straight away so we can put it right.
The accommodation contract is formed when we confirm the booking. Where a deposit is required, the contract takes effect once the deposit reaches our account.
Current prices are in the price list. Prices include VAT and apply from 1 January 2026. The price stated in your booking confirmation is the one that counts.
For stays of 2 nights or more we ask for a deposit of at least CZK 2,000, but no more than 50 % of the accommodation price. It is due within 5 days of the booking confirmation. Please pay the deposit to account 208321460/0600, using datum nástupu na pobyt ve formátu DDMMRRRR as the payment reference.
If the deposit does not arrive in time the booking lapses and we release the dates to other guests. We will always contact you first, though.
You pay the balance on the day of departure at the latest. Payment can be made in cash, by card or by bank transfer; for companies we issue an invoice, including payment via the FKSP staff fund.
A local tourist tax of CZK 25 per person per day is added for guests aged 18 and over. We collect it on behalf of the municipality under Act No. 565/1990 Coll. on local charges – it is not our margin and we cannot waive it.
You may cancel at any time. Please let us know in writing, by email to info@ukasparku.cz. The date your message reaches us is the one that counts.
| Cancellation | Cancellation fee |
|---|---|
| 31 days or more before arrival | 0 % |
| 30–20 days before arrival | 10 % |
| 19–14 days before arrival | 40 % |
| 13–7 days before arrival | 50 % |
| 6–3 days before arrival | 80 % |
| 2 days before arrival or less | 100 % |
| no-show without written cancellation | 100 % |
The cancellation fee is calculated from the total accommodation price excluding the tourist tax. We offset the deposit you have paid against it and refund the remainder within 14 days to the account you paid from.
If we cancel the stay – because of damage to the property or another serious obstacle – we refund the full amount you have paid and deduct no fee. We will try to offer you an alternative date.
One thing to note: for accommodation on specific dates you do not have the 14-day statutory right of withdrawal that otherwise applies to online purchases. The Czech Civil Code expressly provides this exception for accommodation services tied to a set date. The cancellation terms above therefore apply.
If you are arriving later, please let us know by phone and we will wait for you. If you need different arrival or departure times, arrange it with us in advance – we are happy to accommodate.
On arrival we will ask for photo identification. We need it to complete the guest register the law requires us to keep. We simply copy the details down and hand the document straight back; we do not photocopy it. More in our privacy policy.
Please treat the furnishings with care. Any damage caused will be settled by agreement, usually by putting it right or replacing the item.
If you seriously breach these terms or disturb other guests, we may end the stay without a refund. We resort to this only in serious cases.
We are liable for items you bring in under the Czech Civil Code. Valuables and larger sums of money are better left with us for safekeeping – for items left loose in the room we are liable only to the extent the law provides.
We are not liable for damage to vehicles parked at the guesthouse; the car park is unattended.
Please tell us there and then. We can fix most things on the spot, which is better for everyone than sorting it out a week after you leave.
You can also submit a complaint in writing to info@ukasparku.cz. We will deal with it within 30 days at the latest and let you know our decision.
As a consumer you have the right to out-of-court dispute resolution. You can turn to:
Czech Trade Inspection Authority

The procedure is free of charge and starts with your application. The Czech Trade Inspection Authority also supervises compliance with consumer protection law.
How we handle your data is set out in detail in a separate document – our privacy policy.
We may change these terms. The version in force on the day we confirmed your booking is the one that applies to it.
If any provision turns out to be invalid, the rest remain in force.
